Dear Planning Team,

I am writing about the PlanSpokane growth plan.

I live in North Hill.

The City's own records show what is already at risk here. WSDOT said the model did not appear to account for the future Division bus lane, which could shift traffic to other routes. The City's environmental study projects about 700 homes demolished across its Northwest Spokane study area, which includes North Hill, under the new growth plan, up from roughly 360 under the old one. Most are single houses.

Are people being pushed out of their neighborhoods because home prices are going up? Is that a piece of it? Or what are you hearing about why people need to move to be in a great neighborhood?

Not being pushed out because of home prices. They're not able to afford, so the homes are being purchased, torn down, and then redeveloped. That does not, in many cases, fit the character of the neighborhood, and certainly not the price point of the people who were living there prior to that.

So a piece of this conversation is, maybe, I don't know if protecting is the right word, but figuring out how to solve for that: people staying in their neighborhood and still allowing redevelopment that works.

Absolutely. And really, the neighbors are talking about our low-income neighborhoods, and so then, I think from my observation, we're really struggling with a displacement issue currently in our low-income neighborhoods.
